SAINT Chelsea

Discreetly situated in ground-floor space in Chelsea, New York, with only a soft glow emanating from a circular lighting installation, SAINT is a new private sauna and cold-plunge club. BOND was engaged by co-founders Alex Feldman and Amanda Taylor-Hensen in 2024, before a site had even been identified, working alongside the young entrepreneurs to define not just the architecture and interiors but the spatial identity of the brand itself. From the outset, the vision was clear: a place of genuine quiet, with the warmth and ease of a residential interior rather than the clinical remove of a typical wellness environment.

The approximately 1,100-square-foot plan is organized around four private wellness pods, each a self-contained circuit of dry sauna, cold-plunge bath, shower, and dressing area, supported by a welcome lobby, a restroom, and back-of-house. With no access to natural light, the design leans into the interior world it creates rather than compensating for what it lacks. Drawing on the centuries-old traditions of the Japanese onsen and the Nordic sauna, BOND approached the layout with the logic of a bento box: a series of interlocking, highly compact volumes whose boundaries are defined by material shifts rather than wasted corridor space. The result is a sequence that feels intimate and considered rather than constrained.

The palette is dark and enveloping, built from natural materials including slate, terrazzo, stainless steel, cypress, and walnut, anchored in warm wood tones set against deep grays and blacks. Slate grounds the wet areas with its geological weight, its cleft surface absorbing the low ambient light. Terrazzo, cast in dark tonal compositions, brings an urban craft quality that roots the project in New York City. Cypress lines the sauna interiors, its pale grain and natural fragrance heightening the thermal experience, while walnut defines the dressing areas with a richer, more residential warmth. Plumbing fixtures throughout are by Watermark; cold-plunge baths are by Prana. Lighting design by EMY After Dark deepens the atmospheric register of the interior, reinforcing the sense of a world apart.

The technical demands of the project were considerable. Delivering four fully independent thermal suites, each with its own plumbing, drainage, and mechanical systems, into a previously dry commercial white-box required exhaustive coordination at every layer of the build. Of all the spaces within the pods, the dressing areas are among the most quietly accomplished: moments of genuine architectural care that give guests a place to gather themselves before returning to the city.

SAINT is, at its core, a project about subtraction: the removal of noise and overstimulation in service of something more essential. Its architecture gently recedes to allow the experience of the body, the materials, and the quiet to come forward.
